ISSUE 11: THE IMPORTANCE OF BIM MODELING AND ITS IMPACT ON A DEMOLITION PROJECT

Building Information Modeling (BIM) has revolutionized the construction industry, offering enhanced precision and efficiency in designing and coordinating complex building systems. In this case study, we explore how BIM modeling and clash studies helped optimize a demolition project, resulting in substantial cost savings and increased efficiency.

Clash Study and Initial Report:

Upon modeling all systems in the building, a comprehensive clash study was conducted, identifying around 5000 conflicts between the Mechanical, Electrical, and Plumbing (MEP) systems. Resolving these clashes was a critical step in ensuring a seamless installation and functionality of the building’s systems.

Shop Drawings for Installers:

After resolving all clashes, detailed shop drawings were generated from the BIM model. These shop drawings provided precise instructions to all installers, promoting a smoother construction process.

Overlay Study and Pier Removal:

A parking garage was to be demolished to make way for a new addition. The General Contractor (GC) had cleared the area except for 45 geo piers still in the ground. The superintendent requested an overlay study to determine how many piers needed removal. By accurately modeling the existing parking garage, it was determined that only 16 piers needed to be removed, resulting in significant cost savings.

Initial Resistance and Successful Outcome:

Initially, the superintendent was skeptical of the accuracy of the drawings, but a site review confirmed their precision. Following the recommended pier removal, the superintendent later expressed gratitude as the accurate drawing saved a substantial amount of money.

ROI of the Overlay Study:

The return on investment for the overlay study exceeded 2000%, highlighting the value of accurate BIM modeling and its impact on cost-effective decision-making.

Embracing New Technologies and Breaking Old Mentalities:

Despite skepticism from some individuals who preferred traditional approaches, the success of BIM modeling and clash studies demonstrated the dependability and efficiency of new technologies. By providing leverage for superhuman-like results and making jobs easier, the positive word-of-mouth spreads, becoming a powerful form of marketing.

Conclusion:

The case study emphasizes the importance of BIM modeling and clash studies in optimizing construction projects. Through the successful implementation of BIM technology, the demolition project benefited from significant cost savings and increased efficiency, proving that BIM modeling is key to achieving exceptional results in the construction industry.
